[Remote] Structured Finance & Work-out Advisor
Note: The job is a remote job and is open to candidates in USA. City Bay Capital LLC is a premier commercial real estate finance and advisory firm. They are seeking a highly skilled and versatile Commercial Mortgage Advisor & Work-Out Specialist to originate, structure, and place commercial real estate loans while also analyzing distressed assets and complex restructurings.
Responsibilities
- Originate commercial mortgage opportunities through an established network of property owners, developers, and investors
- Match client needs with appropriate capital providers, including agency lenders, CMBS, life companies, debt funds, and regional/national banks
- Evaluate complex financial statements, pro-formas, tax returns, and property valuations to determine deal feasibility and optimal capital structures
- Author comprehensive offering memoranda and credit memos to institutional lenders
- Develop and execute creative workout strategies, including loan modifications, forbearances, note sales, deed-in-lieu of foreclosures, and discounted pay-offs (DPOs). Identify and analyze underperforming, stressed, or distressed commercial real estate
- Serve as the primary point of contact in sensitive negotiations between borrowers, guarantors, sponsors, and legal counsel to resolve defaults
- Conduct detailed cash flow modeling and net present value (NPV) analyses to compare various recovery strategies and minimize loss severity
Skills
- Bachelor's degree in Finance, Real Estate, Economics, or a related field
- Minimum of 5+ years of experience in commercial real estate lending, debt brokerage, or special servicing
- Advanced proficiency in financial modeling (Excel, Argus) with a deep understanding of DSCR, LTV, DY, IRR, and waterfall structures
- Strong familiarity with commercial loan documentation, intercreditor agreements, and the foreclosure/bankruptcy legal process
- Exceptional negotiation and interpersonal skills; ability to maintain a professional demeanor in high-stress, adversarial situations
- MBA or MS in Real Estate
- Experience with a Master/Special Servicer or CMBS workout desk
- An existing rolodex of commercial real estate capital providers and/or distressed asset buyers
