We're scaling aggressively and need someone to own outreach and convert property owners into signed clients. The Role You will own the entire outreach pipeline end-to-end. This is not a task-by-task VA role — you are the person responsible for turning a list of underperforming STR owners into booked meetings on our founder's calendar. A separate team handles lead generation. Your job starts when a qualified prospect list lands in your hands, and it doesn't end until that owner is sitting on a call with us. What "end-to-end" means: Plan and execute multi-channel outreach strategy (email sequences + cold calls + follow-ups) Run personalized email campaigns via Instantly (3-touch sequences with personalized listing audits attached — we provide these) Cold call owners who don't respond to email. Not reading a script — having a real conversation about their property and why they're leaving money on the table Handle objections. This is the core of the job. Owners will say "I'm fine on my own," "I've been burned by a PM before," "your fee is too high," "I don't need help." You need to know how to navigate all of these without being pushy — consultative, not salesy Qualify prospects and book 30-minute discovery calls on our calendar Manage the full pipeline — know where every prospect stands, who needs a follow-up, who's warm, who's gone cold, and what to do about it Report weekly: emails sent, calls made, conversations had, objections encountered, meetings booked, and what you're adjusting based on results What we provide: Pre-qualified lead list (owner names, emails, phones, listing URLs) A personalized listing audit PDF for each prospect showing their current revenue vs market potential and the specific gaps we'd fix. If you don't understand what keeps an STR owner up at night, you won't convert. Handle objections with intelligence, not scripts. Every owner has a different reason for saying no. You need to listen, understand their specific concern, and address it directly. This requires real understanding of the STR business — pricing, guest management, reviews, occupancy, the difference between a good PM and a bad one. Be relentless without being annoying. Following up is an art. You need to know when to push, when to back off, when to change the angle, and when to walk away. The best outreach people are persistent but always add value with each touch. Know how to stand out. Every owner gets cold emails from PMs. You need to understand what makes our pitch different (personalized audits, 15% rate, performance guarantee, 4.93 rating, owner-operated) and lead with that — not generic "we can help manage your property" messages.
